A developer who needs to get a project off the ground and an estate that needs cash without parting with its assets do not have the same problem. What they share is where they get stuck: the file. A well-presented project gets funded; the same project badly presented stays in a drawer.

How it is assessed
Four stages, and the first one costs you nothing

Initial documentation
You send us the basics of the project or the asset. That is enough to see whether the transaction has legs, and we tell you just as quickly if it does not.
- 02
Internal analysis
The department reviews the numbers, the collateral, the timings and the legal fit, and comes back to you with what is missing to make the transaction presentable.
- 03
Letter of intent
If it goes ahead, a letter is signed setting out the scope, the timings and the success fee. That is where the commitment begins.
- 04
Presentation to funders
The file goes to the institutions and funds that fit that transaction, and we stay with the negotiation through to signing.
Fees
If your project is accepted, we work on success.
We do not charge to study the transaction, nor to tell you no. Fees are set out in writing in the letter of intent and fall due when the financing closes. Third-party costs — valuations, notary, reports — are separate and told to you beforehand, never afterwards.

- We do not lend money and we do not guarantee you will obtain it. The funder decides, not us.
- We charge nothing up front to study a transaction. If anyone asks you for that in our name, tell us.
- We do not publish rates, terms or percentages. They depend on the transaction and are set down in writing, not on a website.
- We do not work with consumers or with funds of unproven origin. This is professional and corporate financing.

Okane Group is not a financial institution and does not provide investment services. We originate, analyse and execute transactions in real assets — physical gold refined in Andorra and property in Ibiza — with one point of contact from start to finish.
We start from what already exists
Almost every deal that reaches us starts with the product and then looks for an asset to justify it. We work the other way round: first comes the asset — a bar with its melt number, a plot with its planning file, a house with its land registry extract — and only then do we decide whether the transaction makes sense. When it does not, we say so.

Physical gold
Bars refined to 999.9 at our partner’s refinery in Andorra, with their assay certificate and traceability back to the origin of the metal. You buy it, it is held, and it can be withdrawn. Not a fund, not a contract on the price, not a promise of delivery.

From the melt to your name
The metal comes out of the L’Orfebre, S.A. plant in Ordino, Andorra, a company with which Okane Group holds a partnership: they refine, we structure the transaction. Every bar carries its mark, weight, fineness and number, and is delivered with an assay certificate. Formats run from 50 grams to 12.5 kilos.

- We do not publish returns and we do not promise you a yield. Every transaction has its own, they go in writing, and the risks go next to them.
- We are not a financial institution and we do not provide investment services. Anything requiring authorisation is executed by licensed firms and institutions.
- We do not work with funds of unproven origin. KYC and source of funds are a requirement, not a formality.
- We do not put in front of you what we have not looked at. If a transaction does not convince us, it does not leave this office.

L’Orfebre, S.A. is a precious metals refinery in the Principality of Andorra. Together with Okane Group it forms a partnership that brings the refinery and the financial structuring under one process.

Okane Group and L’Orfebre have formed a strategic partnership in which each side brings its own ground: L’Orfebre, the industrial experience of a working refinery and the treatment of physical gold; Okane, the structuring of transactions and the relationship with private clients, family offices and companies. This is not a supplier-and-client arrangement: it is one process with two people answerable for it.

A real asset, in a specific place
L’Orfebre buys gold in producing countries with mining operations, and also deals in scrap jewellery and bullion. The metal enters the refinery, is treated and leaves as a finished product. The whole cycle happens at the Ordino plant, and it can be seen.

What happens to the metal, step by step

Reception and weighing
Material arrives, is identified and weighed on instruments reviewed and certified every year.
- 02
Assay
An in-house precision analysis laboratory. The methods used are cupellation and X-ray fluorescence spectrometry.
- 03
Melting and graining
The metal is melted and grained to prepare it for chemical refining.
- 04
Chemical refining
The refining process from which 999.9 purity gold is obtained.
- 05
Final assay
A second control on the refined metal before it is given its final form.

Bars and dispatch
Manufacture of the ingot or sheet and dispatch of the finished product.

3. How long we keep it
- Commercial enquiries: for as long as the relationship lasts and, afterwards, for the limitation period of any claims that may arise.
- Property alerts: until you unsubscribe. Every email we send you will include a one-click unsubscribe link.
- Job applications: one year from receipt, unless you ask us to delete them earlier.
- Technical logs: for the time strictly necessary for the security purpose.
4. Who we share it with
We do not sell or transfer your data. Only our web hosting provider and our email provider have access to it; they act as processors and are bound by a contract in accordance with Article 28 GDPR. We will also disclose it to public authorities where required by law.
In a specific transaction, and only with your knowledge, it may be necessary to share data with a notary, a financial institution, an advisory firm or the other party to the transaction.
5. Your rights
You may ask us at any time to access, rectify or erase your data, to restrict or object to its processing, and to request its portability. You may also withdraw any consent you have given us, without affecting processing carried out before the withdrawal.

Jose Mateu Gil is an entrepreneur specialising in private banking, wealth management, luxury real estate investment and structured financial solutions for high-net-worth clients, with more than 8 years of experience across domestic and international markets.
As founder and CEO of OKANE GROUP, he advises private investors, business owners and family offices on matters relating to increasing liquidity, private financing, banking instruments, wealth structuring and access to private investment opportunities.
Part of his outlook and experience in finance and private banking has been shaped alongside some of the most established figures in the sector internationally: bankers and executives with over 35 years in private banking, wealth management and global financial structuring.

More about Antonio
Antonio Franco
More than 30 years leading luxury construction projects. He started from the bottom, building his career brick by brick until he founded OKANE with his son Jose.
Antonio Franco Laguna is founder and COO of Okane, and one of the most solid and respected figures in luxury home building, with more than 30 years leading high-end property projects. His career is the reflection of a path built from the ground up.
He started in construction at 14 as a builder’s labourer, as was common in his generation. From an early age he had a clear goal: to create his own construction company. Without coming from a wealthy family, but with unshakeable determination, he worked through every stage of the trade until he became a foreman, after working for major firms in the sector such as Hortelanos e Hijos and Edificios Fama.
At 19 he set out on his own, working as a self-employed contractor for large construction companies and building ever larger teams. At 26 he formed his first company and began developing residential buildings and large housing estates, laying the foundations of what is today his speciality: highly complex projects.
In 2003 he took a decisive step, focusing on detached homes for the developer Fincas González. Over more than five years he delivered numerous projects for developers and private clients, passing twenty high-end homes built.
That growth was tested in 2008 by the property crisis. While many builders disappeared, Antonio made the decision that defines his character: he honoured every commitment, paid every supplier and finished every project. From that period came one of his firmest convictions: it is better to be a man of your word than a man of contract, and a person’s worth is not measured by their successes but by how they act in difficult moments.

Today one of the pillars of his project is his son Jose, whom he introduced to construction at a very young age and who will carry on the legacy. Together they have transformed the way they work, developing luxury homes on the Costa Blanca and in Ibiza, combining experience, a contemporary outlook and excellence in execution.
Antonio is at the best professional moment of his career. He has found his purpose building exclusive properties for international clients — among them figures from film, football and music — working alongside prestigious architects with a clear focus on quality, detail and build excellence, in locations where luxury is the standard and above all in Ibiza.
Okane Group grew out of that career, founded together with his son: a structure able to develop large property projects, bringing together construction, investment, sales and wealth management. Why the range is wide
In construction, the ground sets the price
Two houses identical on paper can cost forty per cent apart depending on what is underneath. Rock that has to be broken out, a slope that forces retaining walls, an access the lorry cannot get through, a connection two hundred metres away. None of that fits in a form.
That is why this range is deliberately wide. We would rather give you an honest range and then sharpen it with the drawings in front of us than a pretty figure we would have to revise upwards later. Seeing the plot and doing the real numbers costs nothing.

And the ones we cannot show you. Beyond these four, we have delivered private villas, finca restorations and restaurant premises on the island. We publish neither their names nor their photographs — and that is precisely why we are given the work: when someone builds their home in Ibiza, discretion is part of what is delivered.

Antonio started at fourteen as a building labourer. At twenty-six he set up his first company. Thirty years on he is still on site, and that is why he knows how long a slab takes to cure and what a façade really costs.

Antonio Franco Laguna is founder and COO of Okane, and one of the most solid and respected figures in luxury home building, with more than 30 years leading high-end property projects. His career is the reflection of a path built from the ground up.
He started in construction at 14 as a builder’s labourer, as was common in his generation. From an early age he had a clear goal: to create his own construction company. Without coming from a wealthy family, but with unshakeable determination, he worked through every stage of the trade until he became a foreman, after working for major firms in the sector such as Hortelanos e Hijos and Edificios Fama.
At 19 he set out on his own, working as a self-employed contractor for large construction companies and building ever larger teams. At 26 he formed his first company and began developing residential buildings and large housing estates, laying the foundations of what is today his speciality: highly complex projects.
In 2003 he took a decisive step, focusing on detached homes for the developer Fincas González. Over more than five years he delivered numerous projects for developers and private clients, passing twenty high-end homes built.
That growth was tested in 2008 by the property crisis. While many builders disappeared, Antonio made the decision that defines his character: he honoured every commitment, paid every supplier and finished every project. From that period came one of his firmest convictions: it is better to be a man of your word than a man of contract, and a person’s worth is not measured by their successes but by how they act in difficult moments.

Today one of the pillars of his project is his son Jose, whom he introduced to construction at a very young age and who will carry on the legacy. Buying or selling well in Ibiza is rarely a decision about price: it is a decision about arithmetic. Construction, real estate and tax advice sit under the same roof here, so all three figures come from the same table and actually fit together.
Your house as it stands, or renovated
Before it goes on the market we put the two figures side by side: what it is worth today and what it would be worth renovated, with the cost of that work and the months it takes. Sometimes the difference is not worth it, and we say so. When it is worth it, we carry out the work ourselves, and you see the final figure before the first builder arrives.

Buy it finished, or buy it to renovate
When what is listed does not match what you are after, there is a third route: an older house in the right place, plus its renovation. How long does a sale with OKANE usually take?
It depends on the type of property, the price and the buyer profile. Thanks to our global network, sales of high-value properties are usually completed within 8 to 10 months, always under a strategy optimised to maximise the result.
Taxes, paperwork and non-residents
Do I need an NIE to buy a house in Ibiza?
Yes. Any foreign buyer of Spanish property needs an NIE, and also a Spanish bank account for taxes and utilities. We handle it. If you cannot travel to sign, a power of attorney is prepared and the purchase is signed on your behalf.
What taxes are payable on buying and on selling?
On buying: transfer tax on a resale property, or VAT plus stamp duty on a new build, along with notary, registry and conveyancing fees. On selling: the gain is taxed under income tax or non-resident income tax, plus the municipal land-value tax. Balearic rates are banded and they change, so we do not publish percentages: we run the numbers on your specific case before you sign anything.
I am a non-resident and want to sell. What is withheld?
The buyer must withhold a percentage of the price and pay it to the tax office on account of your liability. You then file the return on the gain, where that withholding is offset and may come back to you as a refund. The municipal land-value tax and the current year's non-resident tax also have to be settled. We handle the whole process.
