In short: in 2026 a new build in Ibiza costs €2,000–3,500/m² in construction depending on the specification, and €3,500–5,000/m² turnkey. On top of that come the pool, landscaping, a basement if any, and 18–28% in fees, permits and taxes. Construction takes 10 to 24 months; the permit beforehand can take one to three years.
Price per square metre
These are Okane Group’s cost benchmarks for 2026. They come from our own projects in Ibiza, not from published averages, and refer to built square metres of living space.
| Type of work | Standard | High | Luxury |
|---|---|---|---|
| New build (construction) | €2,000 – 2,500/m² | €2,500 – 3,000/m² | €3,000 – 3,500/m² |
| Turnkey | €3,500 – 4,000/m² | €4,000 – 4,500/m² | €4,500 – 5,000/m² |
| Full renovation | €1,800 – 2,100/m² | €2,100 – 2,450/m² | €2,450 – 2,800/m² |
New build means the house built and finished. Turnkey adds what you need to move in: interior design, outdoor areas, commissioning of all systems and a single contract covering everything. The difference between standard, high and luxury lies mainly in joinery, stone, building services (climate, home automation, lighting) and the level of finish.
What is priced separately
- Basement: €900–1,500/m² depending on the ground. Rock is common in Ibiza and makes excavation more expensive.
- Swimming pool: €45,000–120,000 depending on size, finish and filtration system.
- Landscaping and site works: 6–12% of the construction cost (access, walls, gardens, irrigation, outdoor lighting).
- Demolition, if there is an existing building: 3–7%.
Fees, permits and taxes
Add 18–28% to the construction cost, excluding land: architectural design, site supervision, technical surveys (geotechnical, topographic), permit and municipal fees, and ICIO, the municipal construction tax set by each town hall. If you also buy the plot, land, fees and taxes together usually put the total 25–40% above the construction cost.
A worked example
A 300 m² high-specification new-build villa with a mid-sized pool and landscaping:
| Construction (300 m² × €2,500–3,000/m²) | €750,000 – 900,000 |
| Swimming pool | €60,000 – 80,000 |
| Landscaping (6–12%) | €45,000 – 108,000 |
| Fees, permit, ICIO and charges (18–28%) | €135,000 – 252,000 |
| Approximate total, excluding land | €990,000 – 1,340,000 |
The range is deliberately wide. It narrows once there are drawings, a site visit and a ground survey. Our construction calculator gives you your own range in a minute.
Timelines: the permit comes first
Once the permit is granted, building a new home takes 10 to 24 months depending on size and complexity, and a full renovation 4 to 14 months. Before that, design and permitting in Ibiza can take one to three years, depending on the municipality, the type of land and how complete the application is.
- Plot study: what the planning rules allow (buildable area, footprint, height, setbacks) and whether the land is urban or rural. Rural land is far more restrictive and should be checked before buying.
- Concept design and budget: with an architect, and with the builder at the table so the design matches the cost.
- Basic design and building permit.
- Construction drawings, a contract with fixed price and deadline, and the build.
- Completion and paperwork so the house can be occupied.
Five mistakes that make a build in Ibiza more expensive
- Buying a plot without knowing how much, and what, can be built on it.
- Designing without a budget and discovering the real cost once the design has been paid for.
- Skipping the geotechnical survey and hitting rock halfway through excavation.
- Signing an open-ended quote with no fixed price or deadline in the contract.
- Running the project from abroad with nobody supervising it on site.
