OKANEProject finance
Real estate and energy projects, in Spain and abroad. Senior debt, a mezzanine tranche or equity partners coming in, depending on what the transaction can carry and what you are willing to give up.
Wealth Management › Financing
Capital for the project. Liquidity against what you already own.
Okane Group does not lend money. We structure the transaction, document it and put it in front of the right funders, then stay with the process through to signing. If the project is accepted, we work on success.
Two different problems, two different routes
A developer who needs to get a project off the ground and an estate that needs cash without parting with its assets do not have the same problem. What they share is where they get stuck: the file. A well-presented project gets funded; the same project badly presented stays in a drawer.
What we finance
Two routes
Asset-backed liquidity
Liquidity secured on art, property, precious metals or gemstones, without having to sell. The asset is valued, held in custody and returns to its place when the transaction ends.
Collateral we work with
What liquidity can be raised against
The list is not closed: what matters is that the asset can be valued, held and documented. If yours is not here, ask us.
- Artworks with established provenance and authorship
- Property free of charges, or with known charges
- Precious metals with assay and traceability
- Gemstones certified by a recognised laboratory
How it is assessed
Four stages, and the first one costs you nothing
- 01
Initial documentation
You send us the basics of the project or the asset. That is enough to see whether the transaction has legs, and we tell you just as quickly if it does not.
- 02
Internal analysis
The department reviews the numbers, the collateral, the timings and the legal fit, and comes back to you with what is missing to make the transaction presentable.
- 03
Letter of intent
If it goes ahead, a letter is signed setting out the scope, the timings and the success fee. That is where the commitment begins.
- 04
Presentation to funders
The file goes to the institutions and funds that fit that transaction, and we stay with the negotiation through to signing.
Fees
If your project is accepted, we work on success.
We do not charge to study the transaction, nor to tell you no. Fees are set out in writing in the letter of intent and fall due when the financing closes. Third-party costs — valuations, notary, reports — are separate and told to you beforehand, never afterwards.
Before we go on
What we will not do
We would rather say it here than in the first meeting.
- We do not lend money and we do not guarantee you will obtain it. The funder decides, not us.
- We charge nothing up front to study a transaction. If anyone asks you for that in our name, tell us.
- We do not publish rates, terms or percentages. They depend on the transaction and are set down in writing, not on a website.
- We do not work with consumers or with funds of unproven origin. This is professional and corporate financing.
Submit a transaction
Tell us what you need to finance
With this we can already tell you whether the transaction has legs. No documents needed yet.
Received.
We will write to you within 48 working hours with a first read of the transaction. If we need anything else, we will ask for it in that same email.
Let us talk about your transaction.
If you would rather explain it on the phone before filling anything in, call us and we will go through it in ten minutes.
Talk to usOkane Group is not a credit institution and does not grant financing. Its activity consists of structuring, documenting and presenting transactions to third-party funders, who are the ones that decide and that lend. This page is informative and does not constitute an offer of financing or a guarantee of obtaining it. Services requiring administrative authorisation are provided by licensed firms and institutions. The services are aimed at companies, professionals and substantial private wealth, not at consumers.

We structure your wealth. We connect your capital.
Okane Group's wealth management division for substantial private wealth and business owners. Project finance, liquidity against your assets and investment in real assets, with the right institutions and partners.
Welcome to Okane Wealth Management
We work alongside individuals and companies of substantial means on the decisions that carry the most weight: how to structure wealth, how to finance a major project and where to invest. We work discreetly, through a single point of contact, and with an international network of institutions, lenders and investors built over many years.
Our areas
Three ways of working together
Wealth management
International tax advice, corporate and legal structuring and financial and banking consultancy, coordinated by one team. Services requiring authorisation are provided by the licensed firms and institutions we work with.
Financing
Capital for major real estate and energy projects, in Spain and internationally. And liquidity backed by art, property, precious metals or gemstones, without having to sell.
Investment
Access to real assets: selected property assessed with the technical judgement of our construction division, physical gold, and co-investment in projects we study before presenting them.
How we work
From the first conversation to completion
- 01
Confidential conversation
We understand your situation and your objective. If what you are looking for is not what we do, we say so in that same conversation.
- 02
Analysis
Our department studies the feasibility of the transaction and the assets available, with whatever documentation each case calls for.
- 03
Proposal
We present a specific structure and the right partners: which institution, which legal vehicle, what timescales and what role each party plays.
- 04
Execution
We coordinate tax advisers, lawyers and institutions through to completion, so that you do not have to.

Wealth Management › Investing
Gold and property. Two assets that exist before you buy them.
Okane Group is not a financial institution and does not provide investment services. We originate, analyse and execute transactions in real assets — physical gold refined in Andorra and property in Ibiza — with one point of contact from start to finish.
We start from what already exists
Almost every deal that reaches us starts with the product and then looks for an asset to justify it. We work the other way round: first comes the asset — a bar with its melt number, a plot with its planning file, a house with its land registry extract — and only then do we decide whether the transaction makes sense. When it does not, we say so.
Where we invest
Two routes, one standard
Physical gold
Bars refined to 999.9 at our partner’s refinery in Andorra, with their assay certificate and traceability back to the origin of the metal. You buy it, it is held, and it can be withdrawn. Not a fund, not a contract on the price, not a promise of delivery.
See the refineryReal estate
Land, construction and homes in Ibiza, analysed by the same technical team that later builds. The buying standard comes from the site and not from a brochure: what it costs to build properly, what the planning rules allow and what the market actually pays.
See properties
Physical gold
From the melt to your name
The metal comes out of the L’Orfebre, S.A. plant in Ordino, Andorra, a company with which Okane Group holds a partnership: they refine, we structure the transaction. Every bar carries its mark, weight, fineness and number, and is delivered with an assay certificate. Formats run from 50 grams to 12.5 kilos.
See the refinery01Metal, not paper
The purchase of an identified physical bar. It is not a share in a fund, nor a contract on the gold price.
02Documented traceability
Origin of the metal, refining process and assay certificate. The chain can be followed backwards, piece by piece.
03Storage or delivery
It can stay in storage or be delivered. Both options are set down in writing before you commit a single euro.
Real estate
Three ways into Ibiza property
In all three the construction team is in the conversation from day one. That is the difference between estimating a build and knowing what it costs.
Value add
Buying a house that needs work, renovating it with our own team and exiting. The upside is not set by the market: it is the gap between what proper building work costs and what people pay for it elsewhere.
New build
Buying land with a permit or with a planning route, developing turnkey and selling. It is the transaction we know best, because we do the building ourselves.
Hold and let
An asset bought to keep and let, with the management of the property and of the tenants inside the same group.
A good part of what we handle is never published. It is shown to whoever asks and fits.
How it starts
Four stages, no commitment until the third
- 01
Conversation
You tell us what you are looking for, on what horizon and with what tax situation. No paperwork needed.
- 02
A concrete proposal
We put a transaction in front of you with the asset identified, the numbers behind it and the risks written alongside. On paper, not by word of mouth.
- 03
Verification
Due diligence on the asset, legal and tax review by the relevant firms, and KYC on both sides.
- 04
Execution
Signing, payment and delivery or registration, depending on the asset. Afterwards your point of contact stays the same.
Before we go on
What we will not do
We would rather say it here than in the first meeting.
- We do not publish returns and we do not promise you a yield. Every transaction has its own, they go in writing, and the risks go next to them.
- We are not a financial institution and we do not provide investment services. Anything requiring authorisation is executed by licensed firms and institutions.
- We do not work with funds of unproven origin. KYC and source of funds are a requirement, not a formality.
- We do not put in front of you what we have not looked at. If a transaction does not convince us, it does not leave this office.
Why Okane
The judgement is not bought in
Neither the analysis of the property nor the origin of the metal depends on a third party you would have to take on trust.
01
Thirty years on site
Whoever values a house here has built houses in Ibiza. It is not a spreadsheet model with photographs attached.
02
The refinery is our partner
The gold does not reach us through a middleman: it comes from the plant we hold the partnership with in Andorra.
03
One point of contact
Tax, legal, banking, construction and notary are coordinated by us. You speak to one person.
04
Our own pipeline
We originate our transactions. We do not resell the ones that have been going round the market for months.
Let us talk about what you want to buy.
Half an hour of conversation clears up more than a dossier. Tell us what you are looking for and we will tell you frankly whether we can help.
Request a proposalOkane Group is not a financial institution and does not provide investment services or financial advice. This page is informative and does not constitute an offer, a recommendation or an invitation to invest. Transactions requiring administrative authorisation are executed by licensed entities. The specific terms of each transaction are provided privately, in writing and after the corresponding verification. Investing in real assets carries risk, including the loss of part or all of the capital.
Wealth Management › L’Orfebre
Physical gold, from the refinery to your estate.
L’Orfebre, S.A. is a precious metals refinery in the Principality of Andorra. Together with Okane Group it forms a partnership that brings the refinery and the financial structuring under one process.
The partnership
Each partner does what it knows how to do
Okane Group and L’Orfebre have formed a strategic partnership in which each side brings its own ground: L’Orfebre, the industrial experience of a working refinery and the treatment of physical gold; Okane, the structuring of transactions and the relationship with private clients, family offices and companies. This is not a supplier-and-client arrangement: it is one process with two people answerable for it.
01
L’Orfebre, S.A.
Refinery in Ordino, Andorra. Origins going back to 1984 and specialised in gold refining since 2012. It buys, analyses and processes precious metals for domestic and international clients.
02
Okane Group
Structuring of transactions, financing and private capital management. One point of contact coordinates every party, from the first analysis to signature.
The refinery
A real asset, in a specific place
L’Orfebre buys gold in producing countries with mining operations, and also deals in scrap jewellery and bullion. The metal enters the refinery, is treated and leaves as a finished product. The whole cycle happens at the Ordino plant, and it can be seen.

Compliance
Why traceability is not a slogan
Gold is a sector where the origin of the metal matters as much as the metal. These are the frameworks the refinery operates under, by their exact names.
01
Anti-money laundering
The refinery complies with international AML legislation, with KYC and due diligence procedures adapted to the international precious metals market.
02
LBMA protocols
It applies the London Bullion Market Association protocols relating to Responsible Gold.
03
Responsible Minerals Initiative
L’Orfebre is a conformant member of the RMI (Responsible Minerals Initiative).
04
OECD guidance
It fully respects and observes the OECD Due Diligence Guidance for Responsible Supply Chains of Minerals from Conflict-Affected and High-Risk Areas.
05
Certified instruments
Weighing and metal analysis instruments are reviewed and certified annually.
06
Transport and security
The refinery works with specialised international logistics operators and with partners in transport, insurance and security.
Before deciding
Come and see it.
This is the part of the partnership we like most: you do not have to take our word for it. The refinery exists, it is in Ordino and it can be visited. You will see the laboratory, the refining process and where the metal ends up. We will come with you.
Request a visit
How it starts
Four steps, no commitment until the third
- 01
First conversation
A private meeting, in person or by video call, to understand your objective and explain the structure. If it does not fit, we say so there and then.
- 02
Refinery visit
Optional. In Andorra, with the people who run the plant, to see the processes first hand before any decision is taken.
- 03
Documentation and signature
You receive the full dossier for the transaction, with its terms and its figures, to review with your lawyer and your adviser. Nothing is signed before that.
- 04
Execution
We coordinate the parties and the metal acquisition process according to the agreed structure.
Documentation
The specific terms are given in private
The figures for each transaction, the timescales and the terms are not published: they are presented in a private conversation and in writing, with their documentation, so that you can review them with your advisers. Write to us and we will explain what we do and how.

With a mindset of constant growth and a clear win-win approach, Jose continues to drive OKANE towards new goals, staying true to his values and building trust in every transaction.
Founder & COO
More about Antonio
Antonio Franco
More than 30 years leading luxury construction projects. He started from the bottom, building his career brick by brick until he founded OKANE with his son Jose.
Antonio Franco Laguna is founder and COO of Okane, and one of the most solid and respected figures in luxury home building, with more than 30 years leading high-end property projects. His career is the reflection of a path built from the ground up.
He started in construction at 14 as a builder’s labourer, as was common in his generation. From an early age he had a clear goal: to create his own construction company. Without coming from a wealthy family, but with unshakeable determination, he worked through every stage of the trade until he became a foreman, after working for major firms in the sector such as Hortelanos e Hijos and Edificios Fama.
At 19 he set out on his own, working as a self-employed contractor for large construction companies and building ever larger teams. At 26 he formed his first company and began developing residential buildings and large housing estates, laying the foundations of what is today his speciality: highly complex projects.
In 2003 he took a decisive step, focusing on detached homes for the developer Fincas González. Over more than five years he delivered numerous projects for developers and private clients, passing twenty high-end homes built.
That growth was tested in 2008 by the property crisis. While many builders disappeared, Antonio made the decision that defines his character: he honoured every commitment, paid every supplier and finished every project. From that period came one of his firmest convictions: it is better to be a man of your word than a man of contract, and a person’s worth is not measured by their successes but by how they act in difficult moments.
“I have yet to meet a successful businessman who has not been ruined at some point along the way.”
Today one of the pillars of his project is his son Jose, whom he introduced to construction at a very young age and who will carry on the legacy. Together they have transformed the way they work, developing luxury homes on the Costa Blanca and in Ibiza, combining experience, a contemporary outlook and excellence in execution.
Antonio is at the best professional moment of his career. He has found his purpose building exclusive properties for international clients — among them figures from film, football and music — working alongside prestigious architects with a clear focus on quality, detail and build excellence, in locations where luxury is the standard and above all in Ibiza.
Okane Group grew out of that career, founded together with his son: a structure able to develop large property projects, bringing together construction, investment, sales and wealth management. The success of the building company led naturally to the real estate and wealth management side, and today it offers complete solutions to clients looking for security, judgement and results in high-end property.
This is Okane
We are not a traditional construction company. We are a group that brings together the three core verticals of the real estate sector to offer highly tailored, high-level solutions to every client.
01
We have been building for 30 years
We do not just sell properties. We build them. We know exactly what each square metre costs, which materials withstand the Mediterranean climate, and where the structural problems are that others discover too late.
02
We know Ibiza from the inside
We work with direct owners, local developers and an international network of investors who have trusted us for years.
03
We manage wealth through real assets
Our third vertical is wealth management: physical gold, asset-backed financing and property deals analysed by our own construction team. We stay with the client through the whole process, from the first analysis to signing.
Construction, real estate and wealth management.
OUR STEP BY STEP
How do we start working together?
Your investment strategy begins here.
We do not start with assets. We start with you. We look at what you are after, over what time horizon, how much risk you accept and what you expect from the deal.
You will receive a complete document: opportunities identified, the recommended strategy and the numbers behind each deal with its risks, in writing. Not a sales deck — a roadmap.
We study each asset in depth: legal status, real cost, expected appreciation and the risks that are not obvious. What does not pass our filter, we do not show you.
We negotiate on your behalf, bring in whichever professionals the deal needs and stay with it through to signature.
We select only assets that meet our standard: clear legal status, known real cost and risks identified and set down in writing. We do not speculate.
Extraordinary results demand extraordinary decisions.
At OKANE we speak your language: structure, control, strategy and results.
Shall we start today? We are not looking for big projects, we are looking for great clients.

Charter
Yacht charter in Ibiza
A house in Ibiza and a boat in Ibiza are the same conversation. We work with owners and bases on the island and handle a charter the way we handle a property: we show you what fits your dates and your group, not the whole catalogue. Motor and sail, with skipper, by the day or by the week, from the ports of Ibiza and Formentera.
Selling a property in Ibiza?
We take on a limited number of mandates each year. Valuation based on real transactions in the area, professional presentation of the property and direct access to our international buyer base.

Why the range is wide
In construction, the ground sets the price
Two houses identical on paper can cost forty per cent apart depending on what is underneath. Rock that has to be broken out, a slope that forces retaining walls, an access the lorry cannot get through, a connection two hundred metres away. None of that fits in a form.
That is why this range is deliberately wide. We would rather give you an honest range and then sharpen it with the drawings in front of us than a pretty figure we would have to revise upwards later. Seeing the plot and doing the real numbers costs nothing.
Founder & COO
Antonio Franco
He started as a labourer at fourteen and is still on site. He knows how long a slab takes to cure and what a façade really costs, because he has built them.

Real Estate › Selling
Sell your property in Ibiza
Selling well in Ibiza is not about placing an advert. It is about choosing who you trust with the transaction.
Your house does not need more viewings. It needs the right ones.
Ibiza has no shortage of curious visitors and a real shortage of buyers. Whether a house sells in three months or two years almost never comes down to price: it comes down to who is shown it.
Why us
Four things not every agency can say
The price comes from data, not from a hunch
Your house is valued against real properties in our own portfolio and against the official indices of the Land Registrars' Association and the Ministry. If the figure you have in mind does not match the market, we tell you before signing the mandate, not three months later.
Qualified buyers, not sightseers
We work with our own portfolio of active buyers and investors and with partner agents across Europe, the United States and the Middle East. The people who walk into your house are people who can buy it.
Discretion, if that is what you want
Not every property belongs on a portal. We can sell it off-market: no board, no public listing and your name nowhere to be found.
The legal and tax side, in house
Land-registry checks, charges, planning status, the deposit contract, the deed and the taxes on the transaction. We handle it. We do not send you off to find a lawyer or an agent.
How we work
From the first call to the notary
- 01
Valuation and strategy
We see the house, measure it against the real market and decide together on the asking price and the timescale. This is where the sale is won or lost: a house that comes out overpriced burns, and a burnt house ends up selling for less than it was worth.
- 02
Preparing the house
Professional photography and video, floor plan, and the works that genuinely change the price. If building work is needed, we do it ourselves and we know exactly what it costs and what it gives back.
- 03
Going to market
National and international portals, our own buyer portfolio and our network of partner agencies. Or none of that, if you would rather it moved privately.
- 04
Filtering and viewings
We qualify whoever enquires before opening your door to them. You get reports on what is happening, not a procession through your living room.
- 05
Negotiation and signing
Deposit contract, deed, coordination with the notary and settlement of taxes. We stay with you past the signature, which is when the questions usually appear.
Who handles your sale
Alicia Pérez Díaz
Director of Real EstateTo me, selling a property in Ibiza is not about showing houses or giving tourist tours. It is an enormous responsibility and I take it very seriously, every day.
Most people buy one single home in their whole life, and only a few ever buy two. Once you are aware of that, you understand how much every decision matters. It is not just another transaction: it is a moment that can shape a family's future or the success of an investment.
That is why I genuinely involve myself in every process. I care about knowing people, understanding what they are looking for, what worries them and how I can really help them. I am deeply committed — and yes, a little obsessed — with giving my clients an experience they remember as unforgettable.
Being part of OKANE lets me work the way I believe things should be done: with honesty, judgement, care for the details and a clear long-term view.
If at the end of the road a client feels they were well looked after and that they made a good decision, then I know I have done my job properly.
What we put in
What we do to sell it
- Professional photography
- Video of the property
- Dimensioned floor plan
- Listing on national and international portals
- Direct presentation to our buyer portfolio
- Network of partner agencies in Spain and abroad
And the regular report on what is actually happening: how many people have enquired, who has visited, what they say and what is worth adjusting. Without you having to call and ask.

What is your house in Ibiza worth?
An indicative range in one minute, from comparable properties in our own portfolio
Why it is indicative
A number is no substitute for seeing the house
This range comes from size, area and type. What really sets the price of a house in Ibiza does not fit in a form: the aspect, the height above the sea, whether the pool faces west, the true state of the structure, the licences, whether the plot is urban or rustic and what can still be built.
So the figure above is there to start the conversation, not to end it. A real valuation takes a visit, actual comparables from the area and a land-registry and planning check. That one is free and without obligation.

Start your project with a builder you can trust
We know what needs doing — and, above all, what does not. Thirty years building in Ibiza have taught us where the mistakes are that make a build more expensive, slower or more complicated. That is why your project moves forward without surprises, from start to finish.
What we do
30 years earning the trust of international clients
Turnkey construction
Develop your project with a builder you can trust, from 0 to 100.
We take care of your whole project from start to finish: design, permits, construction and finishes. You sign a budget and a handover date, and you receive the house finished and ready to move into.
One contract, one person responsible, for the whole build.
Full renovation
We completely transform an existing home: layout, services, structure if needed, and every finish. We handle the design, the permits and the works, and hand the house over finished.
One contract, one person responsible, for the whole renovation.
Project management
Are you about to sign with a builder, or have you already signed, and want someone on your side?
We represent you throughout the build. We review the contract and the budget, control purchasing, materials and specifications, supervise the builder and suppliers, and send you a weekly progress report.
More than 30 years of construction experience working for you, not for whoever carries out the works.
Integrated management
Building a luxury villa in Ibiza is one thing.
Bio-construction
The build in plain sight
Building a luxury villa in Ibiza is one thing.
Delivering the contract on time and on budget is quite another.
A house is put up by eight different trades, and each one pulls its own way unless somebody orders them. We coordinate them from day one: we control what each one does, in what order and to what standard, and we do not sign off any work until it is done properly.
At OKANE we send our clients weekly reports, so they follow their project in real time.
We find your plot
We look for the ideal plot for your project. You tell us its features, the location and the approximate dates.
OKANE does the rest.Design and permits
We put you in touch with trusted architecture practices in Ibiza and stay with you through the whole design process and the permit application.
You dream and enjoy the project: OKANE does the rest.Cost your project
Before you buy
We tell you what it will cost to build or renovate before you buy the plot or the property, so you know whether the numbers work before you sign anything.
After you buy
Within 20 working days we deliver your project fully costed: a fixed price and a build schedule, both set down in the contract.Water
Supply, treatment, osmosis, irrigation and pool. On an island, water is a chapter of the project, not a final detail.
Landscaping
We help you design your landscaping project and integrate it with the design of your home.
Interior design
We put you in touch with the best interior design firms to plan layout, materials, lighting and furniture.
Smart villa
We work with the most advanced systems on the market: connected alarm, access control, climate and lighting, all controlled from anywhere in the world on your smartphone.
Private security
Surveillance of the property during the works and, if the owner wishes, after handover as well. It is provided by a specialist security firm, contracted and coordinated by us.
Some of these chapters are carried out by specialists we have worked with for years: we choose them, we contract them, and we answer for them to the owner. And if you already have your own architect, interior designer or carpenter, we work with them without any difficulty. We coordinate just the same, whether the team is ours or yours. What does not change is that you still have a single point of contact.
Building with materials you can breathe
Lime, certified timber, natural insulation and paints without volatile compounds. It is not a fashion: in a climate like Ibiza's, with humidity and salt, it is also the construction that ages best and asks least of you to keep the house cool.
- Healthy materials of known origin, chosen one by one
- Ventilation, humidity and thermal comfort studied from the design stage
- Lower cooling costs and a house that stands up better to time
Site monitoring by webcam
A camera on site with private access: the owner watches live how the house is coming along, from wherever they are and whenever they like, without depending on somebody remembering to send photos. And every week they receive a PDF with photographs of the progress, so the record exists in writing too. Most of our clients do not live on the island, and a build at a distance should not be an act of faith.
- Private access, for the owner and whoever they authorise
- Live view: the real state of the works, not the version we choose to show
- A weekly PDF report with photographs of how the works are progressing
How we work
The path of a project
- 01
Feasibility
We assess the land, the planning rules and the real cost before you commit a single euro.
- 02
Design and permits
We coordinate architecture and engineering and handle the paperwork until the licence is granted.
- 03
Construction
Building with our own team and trusted suppliers on the island, with control of schedule, cost and quality.
- 04
Handover
Final inspection, full documentation of the home and commissioning of every installation.
Work delivered
Four projects, four ways of building
Every house poses a different problem: an extension that must not spoil what is already worth keeping, a stone ruin that has to be held up, exposed concrete that cannot be corrected once poured, a handover where the owner simply opens the door. These four projects are real and we built them.
Full refurbishment and extension with infinity pool
In Cala Vedella, one of the most exclusive areas on the island. An existing house extended with contemporary architecture, landscape integration and interiors worked piece by piece around the orientation and the sea views.
A singular property: Ibizan stone, London design
Complete rehabilitation preserving the original stone walls and structural beams, with a carefully integrated contemporary extension: a new main dining room and a master suite with open views and high-security panoramic windows.
Exposed-concrete house with leisure basement
Contemporary architecture of suspended beams, folding steel curtains and large windows that merge inside and out. Below ground, a private leisure area with games room and gym.
Turnkey new build with private cinema
Full management of every phase, from earthworks to the selection and installation of the furniture. A basement given over to a private cinema. The owner received the house finished and furnished, ready to move into.
And the ones we cannot show you. Beyond these four, we have delivered private villas, finca restorations and restaurant premises on the island. We publish neither their names nor their photographs — and that is precisely why we are given the work: when someone builds their home in Ibiza, discretion is part of what is delivered.
Who builds
Meet the person who actually builds your project
Antonio started at fourteen as a building labourer. At twenty-six he set up his first company. Thirty years on he is still on site, and that is why he knows how long a slab takes to cure and what a façade really costs.
Founder & COO
Antonio Franco

Our selection
Villas, fincas and apartments in Ibiza
Part of what we have is listed here. The rest is off-market and is only shown to those who ask.
In Ibiza, not everything is for sale. Money is made by buying with strategy.
In a market where the price per m² is set by global demand, real returns come from knowing how to buy well.
360º solutions
We combine strategic vision, numerical precision and ethical, transparent guidance.
SERVICES
We guide our clients through the entire process of buying or selling their property
Buying property
We handle well-documented transactions with exclusive access to off-market opportunities. Through our network of local contacts and international partners we find properties the conventional market never sees.
View propertiesSelling property
We determine the real value of your property through advanced comparative analysis and an extensive database of active investors, combined with a marketing strategy that reaches qualified buyers in Ibiza, Europe, the United States and the Middle East.
Sell your propertyLegal and tax advice
We do not send you off to find a lawyer and an accountant. The legal and tax side of the transaction is handled in-house, from the first land-registry check to the tax filings after completion. If you already have your own adviser, we work with them.
- NIE, bank account and power of attorney so you need not fly over to sign
- Land-registry search, charges, licences and planning status before the deposit
- Deposit contract, review of the deed and coordination with the notary
- Tax calculation and filing, and the ownership structure that suits you
Before you decide
If you are selling
If you are buying
We run the numbers for you
Buying or selling well in Ibiza is rarely a decision about price: it is a decision about arithmetic. Construction, real estate and tax advice sit under the same roof here, so all three figures come from the same table and actually fit together.
Your house as it stands, or renovated
Before it goes on the market we put the two figures side by side: what it is worth today and what it would be worth renovated, with the cost of that work and the months it takes. Sometimes the difference is not worth it, and we say so. When it is worth it, we carry out the work ourselves, and you see the final figure before the first builder arrives.
- Current value and likely value once the work is done
- Cost and timescale of the work, with the finishes that decide the difference
- What the tax office takes in each scenario, before anything is signed
Buy it finished, or buy it to renovate
When what is listed does not match what you are after, there is a third route: an older house in the right place, plus its renovation. It often works out better on price, and you end up with a house built to your taste rather than someone else's. It does not always work out better — and we will say that too.
- What can genuinely be built on that plot, under that licence
- Purchase price plus works, against the cost of something already finished
- Real timescales, permits included, which in Ibiza is no small matter
The numbers come before the enthusiasm. We would rather a client did not buy than bought badly: the second cannot be undone. If the figures do not add up, we tell you, with the same paperwork we would use if they did.
Who looks after you
One single home in an entire lifetime
Alicia has spent more than ten years in the Ibiza market and has closed over a hundred transactions. That experience is not there to sell faster, but to tell you when a house is not yours.

FAQ
Buying and investing
What does OKANE offer if I want to buy in Ibiza?
End-to-end support: the search for exclusive — often off-market — properties, market analysis, negotiation and legal, tax and financial advice. We handle everything so the purchase is secure and free of surprises.
Why choose OKANE over other estate agents?
Because we do not act as a simple intermediary. We combine real market data, an international investor network, local knowledge and a rigorous professional approach focused on helping you buy well and protecting you from overvaluations.
How do you identify profitable investment opportunities?
We analyse location, demand trends, expected appreciation, international demand, legal status and future potential. We only put forward properties that meet our standards of quality, legal status and price.
Selling a property
What does OKANE include if I want to sell my property?
Professional, realistic valuation, targeted strategic marketing, luxury presentation of the property, distribution to our national and international network, management of negotiations and support through to signature.
Do you guarantee confidentiality and discretion?
Yes. High-value properties demand the utmost discretion, which is why we offer off-market sales and carefully select potential buyers. You decide how visible your property is.
How long does a sale with OKANE usually take?
It depends on the type of property, the price and the buyer profile. Thanks to our global network, sales of high-value properties are usually completed within 8 to 10 months, always under a strategy optimised to maximise the result.
Taxes, paperwork and non-residents
Do I need an NIE to buy a house in Ibiza?
Yes. Any foreign buyer of Spanish property needs an NIE, and also a Spanish bank account for taxes and utilities. We handle it. If you cannot travel to sign, a power of attorney is prepared and the purchase is signed on your behalf.
What taxes are payable on buying and on selling?
On buying: transfer tax on a resale property, or VAT plus stamp duty on a new build, along with notary, registry and conveyancing fees. On selling: the gain is taxed under income tax or non-resident income tax, plus the municipal land-value tax. Balearic rates are banded and they change, so we do not publish percentages: we run the numbers on your specific case before you sign anything.
I am a non-resident and want to sell. What is withheld?
The buyer must withhold a percentage of the price and pay it to the tax office on account of your liability. You then file the return on the gain, where that withholding is offset and may come back to you as a refund. The municipal land-value tax and the current year's non-resident tax also have to be settled. We handle the whole process.

THE FOUNDERS
Behind Okane Group there are two stories of perseverance, vision and loyalty: father and son.

Jose Mateu Gil is an entrepreneur specialising in private banking, wealth management, luxury real estate investment and structured financial solutions for high-net-worth clients, with more than 8 years of experience across domestic and international markets.
As founder and CEO of OKANE GROUP, he advises private investors, business owners and family offices on matters relating to increasing liquidity, private financing, banking instruments, wealth structuring and access to private investment opportunities.
Part of his outlook and experience in finance and private banking has been shaped alongside some of the most established figures in the sector internationally: bankers and executives with over 35 years in private banking, wealth management and global financial structuring.
Through an international network of contacts and collaborators within the private banking and financial sector, he has taken part in matters relating to private financing, asset monetisation and tailored financial solutions for sophisticated clients and high-net-worth individuals.
“Everything we have achieved with OKANE is down to a shared effort: my team, my partners and, above all, my family, who have been there at every step of the way.”
With a mindset of constant growth and a clear win-win approach, Jose continues to drive OKANE towards new goals, staying true to his values and building trust in every transaction.
Founder & COO
Construction
